Price of any Property on an Internet Listing is only an indicator and final Price takes place ONLY in a meeting between Genuine Buyer and Seller
Our Business is very "dynamic" and Sellers moods and
urgencies are always changing .. Changing by the day
and sometimes by the hour
I am now going through an experience where I am trying
to sell a Property for an owner known to me personally,
whose selling temperature changes every day.
His Price swings from 1 Cr to 80 lacs
as he feels the urgency to sell and get out of the pain
and pre occupation of moving ahead with his new Life
situtation , as he is moving to Mumbai
In this whole process the buyer loses trust in the Broker
that had offered this Property on his listings on the Internet
at an X price much lower than what another Broker had
shown it at earlier Y price.
The owner is very keen to sell , sometimes in an urgency
but very soon suddenly decides to stick to his price .
There fore in short and sweet , the message to the Buyer who
may be reading this article is please let the Broker who
first showed you this Property work and a advise you
to get the best price which is fair to both and maybe a bit
lower than the fair prevailing market price in view of the
urgency
This ethics is a must in the buying process as it is deinitely
in your interest as a buyer if you are serious and iked the
Property , not to jump to another broker and let the final
price be arrived at in the cheque issue meeting which should
be asked to be arranged by the buyer to the Broker who
showed the Property to you and not to another broker
who listed it at the lower price as he may not be able to deliver
this commitment.
A Buyer should always contact the Broker who showed the
Property that he has liked and which was showed to you by a
genuine honest broker who would have delivered the Property
and made the deal happen to the satisfaction of both buyer
and seller..by total transparency
Many of the buyers do not understand this process of ethics
of having a negotiationmeeting direct with the Seller with the
help of the Broker/Realtor who actually showed the
property in the first place. Simply because
subsequently you discovered the same Property listed at a
lower price, you as the buyer thought it prudent to contact this
second broker without consulting the broker you met earlier
and who actually showed you the Property.
It is therefore wise and in your interest as the Buyer to ask
the the Broker who showed you the Property , to set up the
meeting with the owner at which time youcan definitely
discuss the final value of the Property. The final price depends
on so many other factors that effect the Seller who will actually
make the decision based his many considerations and the Broker
at least in India is doing a job as a fascilitator and would not hike
up a quote and waste his time showing the Property if the owner
was going to sell it through another broker at a much lower price
So when you find same property listed at lower price either see
the property originally through such broker only or if by
circumstancesyou have seen it earlier from another Broker
be candid and first contact the broker who showed you the
Property and tell him about this other Broker
who is saying he can deliver at much lower price

since they tell so many brokers ,some smart brokers take advantage
and list it at a price the owner will never agree to sell at just to grab
the buyers to interact with him so he can pitch him a sale..
Since you would definitely love to imagine you can get the

Somewhere the fault lies in the system that has no control over the Internet and its freedom of expression

they are doing to themselvesby not going through the meeting
